Sattva Courtyard's micro-location is defined by water. The project sits about 300 metres from Cheemasandra Lake, just off Old Madras Road (NH75) in East Bengaluru, and the developer's location map shows several more lakes close by. Inside the 10-acre site, 80% of the land is planned as open space, so the lakeside setting outside is matched by greenery within.

The Cheemasandra Lake micro-location lies just off Old Madras Road (NH75), on the stretch between KR Puram, towards the city, and Hoskote, to the east. Budigere Cross is just minutes away. The developer describes convenient access from here to KR Puram, Whitefield, key IT hubs, leading schools, malls and Bengaluru International Airport. Bearys Global Research and Brigade Signature Towers are within about 5 km, GR Tech Park is approximately 5–10 km away, and International Tech Park (ITPL), EPIP Zone Whitefield and Bagmane Tech Park are approximately 10–15 km away. Highway buffer zones and acoustic planning are part of the design for reduced noise from NH75.
